Air Conditioning Inspections
The Energy Performance of Buildings Regulations 2007 introduced a legal obligation on any person who ‘controls’ the operation of an air conditioning system to ensure that the system is inspected by the relevant inspection date.
An air conditioning system inspected by an Energy Assessor is designed to improve energy efficiency of the installation and reduce the electricity consumption, the operating costs for your business and also reduce carbon emissions for your air conditioning system. An Air Conditioning Inspection will identify improvements to the operation of the existing plant or identify equipment that could be upgraded or replaced to improve energy efficiency as a result. Some systems may be oversized for example leading to higher operating costs, with new energy efficient systems this could be reduced, saving the business money. Since the replacement of refrigerant is restricted in older systems, there is an additional incentive to improve or install replacement equipment on older air conditioning systems with more modern energy efficient units that bring additional benefits. If you own or manage a building or have access and control air conditioning systems you have statutory obligations and duties of care in the operation and maintenance of your air conditioning/comfort control systems in line with the CIBSE guide TM44. All plant and machinery over 12kw rating require a mandatory survey, and the issue of recommendations for improvements as required. Environmental controls are essential to maintain an efficient plant when in operation. The time line scales have now passed, these were;
- First inspection of all existing air conditioning systems with an effective rated output of over 250 kW cooling capacity must have been completed by 4 January 2009.
- First inspection of all existing air conditioning systems with an effective rated output of over 12 kW must have been completed by 4 January 2011.
- New air conditioning systems over 12 kW installed after January 2008 must be inspected within 5 years of being put into service.
